Project

HODS is a feasibility and concept design study for a compact mixed-use commercial development in Hang Dong, Chiang Mai. The site is a constrained urban plot with direct street frontage and limited depth. The programme accommodates home-office units, short-stay accommodation, and retail space within a single building envelope. Design Consultant Group led architectural concept development, feasibility analysis, and preliminary planning coordination.

Planning is organised around a disciplined structural grid to support multiple occupancy scenarios. Floorplates are dimensioned for subdivision and future change of use. Massing is vertically stacked and offset to manage density and climatic exposure. Sectional strategy separates public retail, shared circulation, and private accommodation. Service risers and access routes are consolidated to enable independent operation of each use. Passive façade modulation addresses solar control and ventilation.

Arrival / Massing

The envelope is derived from the structural grid and sectional stacking. Upper volumes project as screened elements to manage privacy and heat gain. Façade depth accommodates shading and maintenance access.

At ground level, a planted setback defines the street edge. A monolithic wall integrates signage and wayfinding. Pedestrian access is prioritised. Vehicular drop-off is contained within the site. Service access is segregated from public entry.
