Project

Icon Park is a completed mid-rise commercial development in central Chiang Mai, delivered under a Local Design Architect appointment. The site is a dense urban plot with constrained setbacks and adjoining commercial buildings. The programme comprises flexible commercial floorplates, shared circulation, and service areas. Design Consultant Group was responsible for statutory approvals, authority coordination, and construction-stage integration.

Planning is organised around adaptable floorplates supported by a centralised circulation core. Massing responds to adjacent building heights and plot limits. Sectional strategy separates public access, tenant circulation, and services. Vertical organisation supports multi-tenant occupation and phased leasing. Structural grids allow subdivision without alteration to primary systems. Operational access and servicing are consolidated to the rear.

Massing / Urban Integration

The envelope is derived from sectional stepping and structural alignment. Terraced volumes are integrated to manage scale and daylight penetration. External circulation and planted decks are incorporated within the massing framework. Façade layers provide climatic moderation and maintenance access.

At ground level, a framed entry establishes a clear threshold from the street. Public access is direct and legible. Service entry is segregated. The street interface remains continuous and controlled.
