The Barn Thaitone is a commercial and interior development in San Phi Suea, Chiang Mai, undertaken at concept design and feasibility stage. The site is a roadside urban plot with direct frontage and service access to the rear. The programme comprises flexible commercial floor space with supporting back-of-house areas. Design Consultant Group was responsible for architectural concept development, feasibility planning, and preliminary interior coordination.

Planning is organised to allow adaptable tenancy layouts within a clear structural framework. Massing is compact and aligned to plot geometry. Sectional coordination integrates glazing zones, solid elements, and service distribution to support daylight control and ventilation. Internal planning aligns with the façade grid to maintain flexibility for future subdivision. Circulation is direct and legible. Operational requirements are accommodated without fixed fit-out constraints.

Street Elevation / Access

The envelope is derived from a modular façade grid aligned with the structural system. Full-height glazing supports visibility and internal adaptability. Vertical piers and mullions regulate scale and solar exposure.

At ground level, the entrance is recessed to define a clear access point. The threshold separates public frontage from interior space. Pedestrian access is direct from the street. Service movement is segregated from the primary entry. The street interface remains controlled and adaptable.
