Project

The One Chiang Mai Commercial is an ongoing mixed-use commercial development in San Sai, Chiang Mai. The site comprises a large urban parcel with multiple access points and phased construction constraints. The programme includes retail units, food and beverage spaces, and shared public amenities. Design Consultant Group was appointed for full-scope architectural design and construction delivery, including master planning and façade coordination.

Planning is organised as a campus arrangement of low-rise buildings distributed around landscape zones and water elements. Pedestrian circulation is prioritised through shaded routes connecting individual plots. Massing is fragmented to manage scale and allow phased delivery. Sectional coordination integrates covered walkways, service access, and back-of-house segregation. Operational routes for deliveries and waste are separated from public movement.

Arrival / Public Realm

The primary arrival is structured around a central landscape element aligned with a pavilion building. The arrangement establishes orientation and access control at the site threshold. Building edges are curved to align with circulation paths and plot geometry.

Envelope systems integrate shading devices and continuous canopies derived from plan and section. Ground conditions accommodate pedestrian flow, drop-off, and service access. Public interfaces remain open and legible. Service routes are concealed and controlled across the site.
