The One Chiang Mai Showflat and Sales Office is a completed commercial building in San Sai, Chiang Mai. The site forms part of a residential development parcel with direct vehicular access and controlled frontage. The programme comprises a sales gallery, presentation areas, administrative offices, and support spaces. Design Consultant Group delivered full design and build services, including architectural design, structural coordination, steelwork fabrication, mezzanine construction, and interior fit-out.

Planning is organised around a double-height primary volume with ancillary functions arranged at ground and mezzanine levels. Circulation is direct and legible from arrival to presentation areas. Massing is compact and contained. Sectional strategy accommodates display zones, office functions, and back-of-house support within a single envelope. Structural systems integrate steel framing and mezzanine slabs to maintain open spans and flexible internal layouts.

Elevation / Arrival

The envelope is defined by a curved glazed façade aligned with the internal volume and structural grid. Glazing systems support daylight penetration and external visibility. Solid elements provide lateral stability and service integration.

At ground level, a reflecting pool establishes a controlled approach and threshold. Entry is clearly defined. Public circulation is separated from staff and service areas. External signage is integrated within the façade system.
