Thapae Twin Hotel is a feasibility-stage architectural study for a hospitality programme on a constrained inner-city site in Chiang Mai. The plot has continuous street frontage, limited rear access, and adjoining party walls. The programme comprises guest accommodation above a publicly accessible ground floor. Design Consultant Group undertook architectural concept design, massing analysis, and feasibility coordination.

Planning is resolved through compact accommodation plates arranged over an open ground level. Building massing responds to plot geometry, fire separation requirements, and local height controls. Sectional organisation separates public areas, guest circulation, and service routes. Floor-to-floor heights and roof profiles address solar control, rainfall drainage, and cross-ventilation within repeatable structural bays and standardised construction systems.

Elevation / Façade / Arrival

The envelope is developed from sectional constraints and roof structure. Pitched roof assemblies provide weather protection and accommodate servicing zones. Deep eaves and vertical screening regulate solar exposure and control visual overlooking. Glazing proportions are set to meet daylight, privacy, and thermal performance criteria.

At ground level, the building line is recessed to accommodate access and circulation. Public entry is aligned directly from the street. Service access is segregated and screened from the primary frontage. Back-of-house functions are isolated from guest movement.
