The Project

Santitum Condominium is a residential mid-rise development currently under construction in Chiang Mai which has been arranged in a perimeter-block type of typology around a guarded internal courtyard. The architectural approach is climatic responsive and facade deep in order to achieve internal thermal comfort and circulation efficiency.

The design balances the mass of the building through vertical articulation that is disciplined and incorporates parking, landscape and communal facilities in a high density urban location.

The Architectural Composition

The main elevation is made with vertical fin and recess glazing to curb the solar heat gain in addition to creating a rhythmic and elegant front. Legible arrival sequence is a strategic lifted corner volume, which gives a sheltered ground plane, which complements the pedestrian experience.

The resultant composition is one that focuses on structural order and material restraint, making it long-term sustainable and making sure it creates an architectural presence in the wider street context.
