The Project

The Garden Vista is a condominium concept that has been created as a result of the feasibility-based design approach, thoroughly experimenting with massing approaches, unit yield, and amenity hierarchies within a limited urban area. The proposal creates an environment of high performance residential through the combination of layered landscaping and a disciplined rhythm of the facade and maximized unit planning.

This feasibility plan allows an accurate trade-off between business feasibility and asset durability, which offers a sound development scheme.

The Entrance & Arrival

The entry sequence has been designed in such a way that there is a clear cut between the public and residential streetscape. A conservative architectural portal, combined with a careful use of planting, and a geometry of vehicles, creates a definite project identity whilst putting the considerations of pedestrian safety and traffic circulation first.

The initial technical work involved site lines, turning radii and the inherent arrival sequence to provide a respectable and efficient first impact to achieve the maximum urban presence of the site.
