The Project

The BanTawai Villas is a residential masterplanning feasibility study, which is aimed at assessing the strategic integration of existing built resources and new medium density housing on a limited urban location. The plan will be structured around the central green courtyard, with a series of perimeter blocks and internal circulation network so as to maximize the yield of the development without compromising on privacy of the occupants and entry to the site.

This is a flexible strategy that will guarantee the retention of the historical or current nature of the site without losing on the commercial and residential potential.

Phasing & Infrastructure

The masterplan is designed with a gradual implementation plan where the development parcels are strategically located on a main backbone infrastructure. This disposition enables the retained core constructions to act as a working centre in the site at the initial delivery stages, and new residential blocks are introduced in phases to match the investment or the market cycles.

Landscape corridors and adjustable alignments of roads provide continuity and open spaces throughout the whole build-out sequence.
